They feeling maybe real and true, but it's not necessary love. Since he's in puberty age, it's more or less a hormone burst.

You might like her, you don't love her (at younger ages attraction is easily mistaken for love). Trust me, been there, done that.
Thought I was in love at around your age, and the girl actually liked me back... a week later I didn't want anything to do with her, and didn't know how to get her off my back.
And still, every time I talk with a hot, semi-interesting woman, I get that "god damn I love her and want to get in her pants NOW!" thought in my head, of course a couple of days later I will have forgotten all about her (if I don't, well my girlfriend would eventually beat the shit out of me, and if she doesn't one of her 3 brothers probably would lol).

Anyways, I think MrTwilliger gave you the best answer you can get from a forum. In my opinion you should just take it easy, ask her out, and see how it plays out from there. As said before, if she likes you back, you'll know it

2 ways:

Yes: Proceed when prompted, but be aware that friendship is in high risk if this ends bad.
No: You risked the friendship, try to get it back asap when you can. Walk away, look for a next target (there are many).

Like I said in previous similar thread, a strong friendship could be better than a relationship. Your choice.

Love is to care and put one's feeling and needs in front of yours, always be there for him/her. It's not that you can't get het out of your mind or have sexual thought about her that make you love her. You simply "want" her.
